Appraisal Disputes regarding Sound Transit Link Light Rail Expansion Projects.

Over the last few years Lamb Hanson Lamb Appraisal Associates, Inc. has been heavily involved in providing appraisal services for private property owners who are impacted by the Sound Transit Link Light Rail expansion project throughout the region.

This letter is to inform those of you who are directly impacted, that there are opportunities for reimbursements of certain consulting and professional services associated with the process. Specifically, Sound Transit provides reimbursements up to $5,000 for appraisal fees and/or appraisal review fees, as long as the work being performed is within the scope of the evaluation of the offer.

Per state law, the Revised Code of Washington (RCW 8.25.020), reimbursements are for “expenditures actually and reasonably incurred by those with an interest or interest in said parcel in the process of evaluating the condemnor’s offer to buy the same”.

Within the Sound Transit appraisals we’re reviewed so far, there have been many areas of concern relating to the calculation of damages and just compensation.
